Terms of Service

The rules that apply when you use Propstack, our Free and Pro plans, and what we can and cannot promise.

Last updated: October 26, 2026Privacy Policy

1.Who we are and acceptance

Propstack (the “Service”) is operated by 15068045 Canada Inc., doing business as Propstack (“we” or “us”).

15068045 Canada Inc.
6225 Place Northcrest, 414

By creating an account (with email or Google) or using the Service, you agree to these Terms of Service (the “Terms”) and our Privacy Policy. If you do not agree, do not use the Service. We keep the date you accepted and the versions of the Terms and Privacy Policy you were shown.

These Terms are written in French and offered in English. If the two versions differ, the French version prevails, subject to your rights under the law. By choosing the English version, you expressly ask that this contract be in English. En choisissant la version anglaise, vous demandez expressément que ce contrat soit rédigé en anglais.

2.The Service

Propstack is an online tool for analyzing multi-unit rental properties in Canada. Among other things, it lets you:

  • enter or import a property’s data (a listing link or a PDF);
  • calculate 10-year projections (cash flow, DSCR, cap rate, returns);
  • test financing scenarios, compare properties and track how your buildings perform;
  • export your analyses, share them by link and reach them from AI assistants.

Try mode (/try) lets you analyze a property without an account. These Terms apply to it too.

3.Accounts and eligibility

You must be at least 18 and able to enter into a contract to create an account. The Service is meant for real estate investors, owners and the professionals who work with them.

  • Give accurate information and keep it up to date.
  • Keep your password confidential. You are responsible for what happens in your account; tell us right away about any unauthorized use.
  • An account is personal. Do not share it or transfer it.

Sign-in is handled by our provider WorkOS, with an email and password or a Google account. We never store your password.

4.Not financial, legal, tax or investment advice

Propstack is a calculation tool. It does not give financial, legal, tax, accounting, mortgage or investment advice, or any recommendation to buy or sell a property.

Results (cash flow, DSCR, deal score, “price that works”, projections and so on) are estimates based on the data you enter or import and on assumptions (rates, vacancy, expenses, appreciation, regional defaults). They can differ materially from what actually happens. Lender rules, rates and taxes change and depend on your situation.

Before any decision, check the numbers and talk to qualified professionals (mortgage broker, accountant, lawyer, notary, appraiser, inspector). You alone are responsible for your decisions.

5.Imported data: check it

When you paste a listing link or upload a PDF, the Service reads the page or document using third-party web-fetching and artificial intelligence services, then extracts data from it (price, address, units, rents, expenses).

These automated extractions can be incomplete, out of date or wrong. Listings themselves can contain errors. Check every imported figure against reliable sources (seller, broker, financial statements, leases, tax bills) before relying on it.

Only import links and documents you have the right to use. Third-party listing sites have their own terms; we are not affiliated with any of them.

6.Plans, billing and cancellation

Free

The Free plan lets you save up to 4 deals, with 10-year projections, the deal score and listing imports, among other features. We may change what it includes.

Pro trial

An account created through a partner’s referral link may include a free Pro period, as stated on that link, with no payment card. When it ends, the account moves back to Free automatically; you are not charged unless you subscribe.

Pro

  • Pro costs $25 CAD per month, plus applicable taxes, paid in advance by card through our payment provider Stripe. The current price is shown on the Pricing page before you buy.
  • Auto-renewal: the subscription renews every month on the same date and the card on file is charged until you cancel.
  • Cancellation: you can cancel at any time in Settings → Manage Subscription. Cancellation takes effect at the end of the current billing period; you keep Pro until then, and the account then moves to Free. Your deals stay saved. (Deleting your account instead ends Pro right away; see “Termination”.)
  • Refunds: there is no proration and no partial refund for a period that has started, except where the law requires one.
  • Confirmation: after you buy, we email you a summary of your contract (price, renewal, cancellation, Terms version); Stripe sends the payment receipt.
  • Failed payments: if a payment fails, Pro features are paused while Stripe retries the charge and come back once it goes through. If it still fails, the subscription ends and the account stays on Free.
  • Subscriptions to an older plan (such as Pro+) continue on their current terms until cancelled.

Price changes

We may change our prices. We will email you at least 30 days before a new price applies to your subscription, with the new price and the date it takes effect. If you do not accept the change, you can cancel at no cost before that date.

7.Usage limits

Every import uses paid AI and web-fetching services. To protect the Service, imports are limited. Currently:

  • Free: 5 imports (link or PDF) per day;
  • Pro: 50 imports per day;
  • all accounts: at most 5 imports per minute;
  • try mode, without an account: 3 free imports per visitor;
  • an overall daily limit may also pause imports for everyone for a while.

Days are counted in Coordinated Universal Time (UTC). Pro also allows up to 50 active share links. We may adjust these limits to protect the Service; a significant cut to a Pro limit will be handled as a change to the Terms (see “Changes to these Terms”).

8.Share links

With Pro, you can create a link to a deal. Anyone who has the link can see the deal, including its address, inputs, analysis and property notes, without an account. They can try changes on the shared page without affecting your deal, and a signed-in visitor can save a copy to their own account. Share it only with people you trust. You can revoke a link at any time, and it then stops working; copies already saved stay with the people who saved them. You are responsible for the information you choose to share.

9.Your data and content

Your data is yours. The deals, numbers, notes, files and scenarios you enter or upload (“your content”) remain your property.

You give us a non-exclusive, worldwide, royalty-free licence to host, copy, process, send to our service providers and display your content, only to run, secure and improve the Service and to show it to the people you share it with. This licence ends when your content is deleted, except for backup copies kept for a limited time.

To improve imports, we keep a record of each import (the imported page’s content, the extracted data and, for 14 days after the import, the values you save for that deal) and use it to test how accurate extraction is.

You confirm that you have the right to use your content and that it does not infringe anyone’s rights. Do not upload personal information about other people (tenants, for example) beyond what your analysis needs.

10.Acceptable use

You agree not to:

  • scrape or harvest the Service by automated means (bots, crawlers), except through our official API described below;
  • get around usage limits, plans or security measures, or open several accounts to do so;
  • use imports to scrape listing sites in bulk;
  • resell, rent or sublicense the Service or its output as a competing service, or give third parties access to your account;
  • reverse engineer or decompile the Service, except as the law allows;
  • overload or disrupt the Service, or try to access it or other people’s accounts without permission;
  • upload malware or illegal content, or infringe other people’s rights.

11.Agent API and MCP

You can connect Propstack to AI assistants (such as Claude or ChatGPT) through our MCP server and agent API. Access is granted with OAuth: you choose the permissions (reading deals, running calculations and, if you agree, changing deals) and can revoke access at any time.

  • Information the assistant reads at your request is sent to it. These assistants are third-party services with their own terms and privacy policies.
  • You are responsible for what an assistant you authorized does.
  • The API is subject to the same limits and rules of use; we may rate-limit it.

12.Third-party services

The Service relies on third-party providers (payments, sign-in, maps, AI, hosting), listed in our Privacy Policy. When you use a third-party service directly, such as Stripe’s checkout page, its terms apply as well.

13.Intellectual property

The Service, its software, calculation methods, text and the Propstack brand belong to us or our licensors. The Terms only give you the right to use the Service while they are in effect. If you send us suggestions, we may use them with no obligation to you.

14.Availability and changes to the Service

We make reasonable efforts to keep the Service available and working, but it can be interrupted for maintenance, outages or causes beyond our control. We may add, change or remove features. If we remove an essential Pro feature, we will tell you and you can cancel at no cost.

15.Termination

You can stop using the Service at any time and delete your account in Settings (Danger zone → Delete my account), or ask us to delete it by writing to sean@propstack.ca. Deletion can’t be undone and cancels your Pro subscription right away, with no refund for the period already started; to keep Pro until the end of the period, cancel the subscription first and delete the account afterwards.

We may suspend or close an account that seriously or repeatedly breaches the Terms, puts the Service or others at risk, or when the law requires it. Except in an emergency or where the law forbids it, we will tell you first and give you reasonable time to fix the problem or export your data. If we close your account through no fault of yours, we will refund the unused part of the paid period.

After an account is closed, its data is deleted as described in our Privacy Policy. Sections that by their nature should survive (intellectual property, liability, governing law) continue to apply.

16.Warranties

To the extent the law allows, the Service is provided “as is” and “as available”. We do not guarantee that results, default values or imported data are accurate, complete or suited to your situation, or that the Service will be uninterrupted or error-free.

If you are a consumer under Québec’s Consumer Protection Act (or a similar law in your province), nothing in the Terms takes away the legal warranties that law gives you, including that the service matches its description.

17.Limitation of liability

To the extent the law allows, we are not liable for investment, financing or purchase decisions you make using the Service, for lost profits, business opportunities or data, or for indirect damages.

If you use the Service for business purposes and are not a consumer, our total liability to you is limited to the greater of $100 CAD and the amounts you paid us in the 12 months before the event, and you will indemnify us against third-party claims arising from your content or your breach of the Terms.

If you are a consumer, these limits do not apply where the law forbids them: in particular, we cannot exclude or limit our liability for our own act or that of our representatives, for bodily or moral injury, or for intentional or gross fault.

18.Governing law and courts

The Terms are governed by the laws of Québec and the federal laws of Canada that apply there. The courts of the judicial district of Montréal have jurisdiction.

If you are a consumer, you keep the mandatory protections of the law where you live and may sue in the courts of your place of residence. Nothing in the Terms requires you to arbitrate or stops you from joining a class action.

19.Changes to these Terms

We may change the Terms, for example when the Service or the law changes. For a significant change, we will email you, at least 30 days before it takes effect, the new or amended clause, the previous version and the date it takes effect. You can then refuse the change and close your account or cancel your subscription with no cost or penalty. The last-updated date is at the top of this page.

20.General

  • The Terms are the whole agreement between you and us about the Service. The Privacy Policy explains how we handle your personal information; it is not part of the Terms.
  • If a clause is found invalid, the others still apply.
  • Not exercising a right does not waive it.
  • You may not transfer the Terms without our consent. We may transfer them if the business is sold or reorganized, and will tell you.
